01-SULTANGAZİ

​ ​

Sultangazi District is located on the European side of Istanbul, bordered by Eyüp in the east and north, Başakşehir in the west and Gaziosmanpaşa in the south. Also as geographical delimiters; There is Alibey Dam in the east, Topkule Military Barracks in the west, TEM Highway in the south, and Urban Forests in the north.

 

As one of the oldest residential areas of Istanbul; With the population of Istanbul, which has been increasing continuously since the 1970s, the region; It has hosted many families from both east and west. In the rapid urbanization process, especially with low-income families preferring this region in the process of clinging to the city, the way for squatting has been paved in this region, as in many districts.

 

With the determination of the borders of Sultangazi in 2008, it continues to provide infrastructure, transportation and landscaping services as a district with 15 neighborhoods, with a population of approximately 500.00, with a medium and low socio-economic level, high young population. It is expected that the Vezneciler-Sultangazi metro project, which will contribute to urban development in the region, which is reached by bus and minibus lines, will be implemented.

 

02-PROJECT AREA

In the project area of ​​Sultangazi District, Gazi District, 1187 Island, parcels 14 and 15, within an area of ​​35,000 m2; as residential, commercial, religious facility, park and underground car park functions; In the 26.730 m2 part, E=2.00, TAKS:0.40, hmax:40m residential + commercial zoning status has been determined. The green areas around it, Gazi Park, educational institutions and other social facilities and its proximity to transportation and trade axes make the project area a center of attraction at the neighborhood scale.

 

The elevation difference of approximately 50 meters between the highest and lowest points of the project area is the prominent feature of the area. The highest point of the area is 315m above sea level, and there is no point that reaches this height up to Beykoz on the eastern section of the city. This paves the way for the 5% slope of the project area, which has not been exposed to any construction until now, to be used by the surrounding users as an activity/meadow area with a wide city panorama. The path traces and temporary uses that emerged from this user movement also emphasize the relationship of the area with the locals.

 

The 1390 Street, which will be expanded to15m with Şehit Murat Celep Street with a width of 20m around the project area. Streets are the main arteries that also contain trade functions. The neighborhood texture, which has grid and organic building blocks, mostly consists of 5-storey buildings directly related to the street.

 

03-ARCHITECTURAL APPROACH

 

In today's metropolises, together with the increase in the density of closed construction due to population and rent, the living spaces of the citizens are narrowed and their social activities are weakened. This leads to the separation of many segments of the society, a decrease in the sense of belonging and a rupture of the relationship with the city.

 

In the proposed project; It is aimed to create an open space/permeable structuring model in order to protect and increase these activities of the neighborhood residents who have adopted the project area, which has not been exposed to any construction until now, as an activity/meadow/path/panorama area.

 

Completion of Street Texture / Perimeter Layout

By repeating the street-building relationship in the neighborhood texture in the project area, settlement spots were defined on the parcel walls in order to complete the texture and maximize the interior spaces.

 

Formation of Wall Tears/Building Islands

The defined uninterrupted settlement spot was disintegrated together with the street, construction, parcel and panorama axes coming from the urban texture, and new building blocks were formed with these tears opened on the periphery.

 

Urban Memory/Landscape Strategy/Green Platform/Accessibility/Transitions

It is aimed to determine the traces of activity/meadow/path/panorama existing in the city memory and to ensure the continuity of green/circulation by strengthening the ties of these traces with the environment. In accordance with this purpose, horizontal and vertical pedestrian circulation axes were determined and viewing terraces and building spaces were created; thus, the accessibility of the area was tried to be maintained. In the commercial + residential area on Şehit Murat Celep Street, where the slope reaches 40%, the connection to the park, Gazi Park, religious facility area and meadow within the project area will be provided. A permeable green platform with vertical gaps in places, with residential blocks leaning back from the street, was designed to incorporate the landscape into the city. On this green platform, open-closed social reinforcement areas are placed on the floors of the housing blocks leaning back, which are exposed due to the slope, and which will open the building to the use of the citizens. Thanks to this green platform, it is aimed to contribute to the continuity of circulation and activity of the citizens by creating a new horizontal plane in an area where the slope is so high.

 

Mass Fragmentation/Elevation Strategy/Silhouette

Together with the determined settlement traces and horizontal continuity strategies, it is aimed to ensure the harmony of the urban fabric by breaking up the masses that will rise with the ratios taken from the surrounding textures. Rather than suppressing the environment and affecting the silhouette, a texture that is compatible with the surrounding structures and slope has been produced.

 

As a result of all these decisions; In addition to the fact that the project will contribute greatly to the urban transformation with the structuring decision taken, a project that will share the past traces and usage patterns of the environment in which it will be built without destroying, maintain the texture repetition and height strategy in the silhouette, and provide services to the city and the citizens with new connections and interfaces as well as life functions has been considered.
